Understanding Shingle Maintenance

It’s a common misconception that once you install a 25-year shingle you can simply set it and forget it. But what if I told you that your roof could actually outlast its projected lifespan? That’s where shingle maintenance programs come into play.

Many of our clients admit that they didn’t know shingles had a maintenance program! The common understanding is that a 25-year shingle will last 25 years, at best, then done. The truth is shingles don’t always live up to the manufacturer’s claims. Various environmental factors can accelerate shingle deterioration, leading to premature degradation, or even failure. There is, however, a solution – Roof Rejuvenation – and it’s a game-changer in the world of roofing.

Here’s how it works:

Installation of a new asphalt shingle roof:
At this stage, the asphalt layer of the shingles contains all the oils they need. We would not treat a new roof, as it needs time to age and for the oils in the asphalt layer to begin drying out. Because our product is a treatment meant to replace oils lost due to exposure to the elements and the normal aging process, treating at this point is not necessary.

At 6-10 Years:

At 10+ Years:

Let’s Demonstrate:

At 15 Years, signs of trouble are emerging on House 2, with granules piling up in the gutters and in some places, matting is visible. This homeowner now needs to consider replacement. On the other hand, the shingles on House 1 are in almost the same condition as they were at 10 years. There is minimal granular loss and the shingles are relatively flexible. This homeowner treats their roof again, confident that at 20 years, this roof will still be in great condition. At 25 years, the roof has very likely retained the majority of its granular layer and can, therefore, be treated again, extending the life past the manufacturer’s expectations, to 30 years. You can continue to rejuvenate your roof until there is less than 60% of the granular layer remaining.
